Business phones and communication inquires are responded to during normal business hours of 8 am and 4 pm. If we are unable to answer your call, please do leave a voice mail.  Thank you.

Maple Knoll Inn B & B LLC takes reasonable measures to provide a safe and enjoyable experience for your stay. Please remember you are choosing to request to stay in our home.  We do have many items displayed for your viewing enjoyment.  Please help us take care of our home for future guests to enjoy as well. Thank you.

Choosing to stay at the Maple Knoll Inn B & B LLC you are agreeing to these terms:

  • We do charge a reservation fee for ALL reservations including gift certificates.  The reservation fee will be refunded at check in with a stay equaling or exceeding the total amount of the gift certificate. Without the surrender of the gift certificate, at check in, you will be charged the full rate of stay. 
  •     All coupons or certificates must be surrendered at the time of check in to receive the discounted rate.
  • If a guest is paying with cash, there will be a mandatory cash deposit of $50 to cover potential breakage, damage or lack of returning of keys.  If no damage has occurred and keys are returned when checking out, the deposit will be returned.
  •     If an item is broken or requires additional cleaning above and beyond what is normally needed following a guest’s stay, you will be charged for the extra expense to the credit card on file.  Smoking in the room or house will immediately be a cost of $250 cleaning fee.  No smoking is allowed.
  •     Any item(s) broken by a guest or those visiting with a guest will be charged to the credit card on file for replacement costs.  If no credit card is on file, the guest assumes the responsibility for any and all expenses for replacement or repairs including any and all court processing and fees if court processing is required.
  •     It is the guest’s responsibility to notify the innkeepers of any dietary restrictions.  Innkeepers do their best to accommodate special needs but the guest may need to seek to have their special needs accommodated elsewhere.  No refund will be issued for this situation.
  •     You understand that all meals are prepared for individuals who do not have allergies.  We may have ingredients in various foods that are not specified.
  •     You understand that there are rugs provided in the bathrooms, which you will use at our own digression. If you need rugs to be removed from any common areas, we will do our best to do so, within reason.
  •     You release Maple Knoll Inn B & B LLC & it's owners from any liability pertaining to personal injury, theft or damage of personal property while on the premises.  Securing your property is the guest’s responsibility.
  •     You will not hold Maple Knoll Inn B & B LLC & it's owners liable for personal injury while visiting or staying at this facility.  
        Grounds are uneven so when walking about you need to be aware of your surroundings and where you walk.
  • Cancellations are entitled to a partial refund up to 72 hours in advance of your arrival date. (There will be processing and return fees deducted from the deposit amount.)
  •     72 hours or less - you will be charged 50% of the total dollars for your stay as we will have already purchased food (where applicable) and will have kept your room from availability for any other potential guest - thus loosing that sale.


We reserve the right to refuse or decline to offer services.
